Renovate & Sell
Renovate before you list. Pay at closing.
Your home will sell faster and for more if it's move-in ready — but most sellers can't afford the upfront cost of a renovation. We front the work, then collect at closing from your higher sale price. You keep the difference.
Why sellers choose this path
BENEFIT 01
Sell for what your home could be — not what it is.
An updated kitchen, refreshed bathrooms, fresh paint, refinished floors. The right work in the right places can lift your sale price by 15-30% — and our team helps you choose only the projects with that kind of return.
BENEFIT 02
Pay nothing until closing.
Our network of vetted contractors covers materials, labor, permits, and project management. You sign one agreement and walk away. The renovation costs come out of your sale proceeds at closing — no checks to write, no credit cards to charge.
BENEFIT 03
One team handles everything.
Contractors, schedules, inspections, staging, listing — all coordinated by us. You're not chasing five different vendors or comparing quotes. The trades do the work, our team manages the project, and you manage your life.

How it works
How it works.
01
Walk-through and assessment
We tour your home, identify the projects with the highest return, and put together a realistic plan. Then you decide.
02
See the numbers before you commit
We show you the projected costs, the projected sale price after renovations, and the projected net you’d walk away with. Compare it to listing as-is. Real numbers, not promises.
03
Sign one agreement, then we coordinate
If the numbers work for you, you sign one agreement covering the renovations and the eventual listing. The network of contractors gets to work — materials, labor, permits, the whole thing.
04
Stage and list
When the work is done, we stage the home professionally and list it on the market. Photos, marketing, showings, the standard listing process — but on a home that now shows its full potential.
05
Close, and get paid the difference
At closing, the renovation costs are paid out of your sale proceeds. You walk away with the difference between your old home's value and what it's worth now — minus the renovation invoice. The math is what it is, and you saw it before you started.
What you should know
What you should know.
What you gain.
- A higher sale price than listing as-is, in most cases — and often a faster sale, too
- A wider buyer pool — renovated homes attract buyers who don't want to take on a project
- Zero upfront cost — no checks, no credit cards, no out-of-pocket expense
- One team coordinating contractors, staging, and the listing — not five vendors and your weekends
What you should know.
- Renovations take time — typically 4-12 weeks depending on scope, before the home even hits the market
- Projected returns are projections, not guarantees; market conditions and buyer demand still affect the final sale price
- The renovation costs are paid from your sale proceeds at closing — meaning your final check is smaller than the gross sale price (but should still be larger than listing as-is)

Frequently asked
Frequently asked.
What kind of renovations actually qualify?
The work that pays for itself at sale: kitchen and bathroom updates, fresh paint, flooring refinishing, curb appeal improvements, lighting, fixture replacements. We avoid expensive renovations that don't return at sale — additions, structural work, full remodels are usually NOT good fits.
Who picks the contractors?
The network we work with. These are vetted contractors used on prior projects — people who show up on time, charge fair prices, and stand behind their work. You're welcome to ask questions about anyone brought in, but we coordinate the work so you don't have to.
What if the renovation costs more than projected?
Cost overruns are rare because we scope projects carefully, but they happen. Our agreement includes a contingency for small overages. For larger surprises (hidden water damage, structural issues), we'd come to you with options before proceeding — you're never on the hook for surprise costs you didn't approve.
What’s the actual ROI on these renovations?
It depends on the property, the market, and the work. Typical ranges are 15-30% lift on the sale price, but we run real numbers for your specific home during the consultation. If the math doesn’t work for your property, we’ll tell you. Some homes are better candidates than others.
Where do I live during the renovation?
Most projects can be done while you're still living in the home — fresh paint, flooring, fixture updates, even kitchen and bathroom work in phases. For larger projects, we'll talk through options. The goal is minimizing disruption to your life while the work gets done.
